Buying
a home is one of the biggest – if not the biggest – investments you’ll ever make, and can be intimidating for anyone. Building a new construction home can be even more overwhelming, and can get expensive when you have the option to build a home with every aspect customized to your liking.
If you're thinking about going the new construction route, here's what you should look out for to make sure you're spending your money wisely and don't incur any unpleasant surprises.
1. Structural Uprades
Remember to take into consideration things like a deeper basement (especially if you plan on finishing it), a larger garage, and additional windows. 2. Plumbing and Electrical
Most builders include a base lighting package, but that doesn't typically include overhead lighting in every room. Unless you really love lamps, you will have to add additional lighting. Skip the upgraded lighting package though, you can easily update lighting fixtures to your taste once you move in, for less. The same goes for plumbing - if you are considering an additional bathroom or plumbing rough-in in the basement, do it now, as it will likely cost twice as much to add after the home is built. 3. Don't go overboard on upgrades
Although some builders include upscale features in the standard model and factor them into the base price, most do not. Be aware that the model homes typically have the maximum amount of upgrades, making it easy to fall in love with their homes. Turn to your agent for advice on upgrades that you can easily do after you move-in for less, and what you should add through the builder. You should also consider the future resale value and make choices that will appeal to a wide variety of buyers and won't result in your home being over (or under) improved for the area. By being smart about how you spend your budget for your new home you can stretch the value of your dollars and still build your dream home.
