WHAT TO KNOW ABOUT HOME INSPECTION

So you are under contract- now what?

Both first-time homebuyers and seasoned real-estate investors should do a thorough home inspection before purchasing a property. A home inspection is important because it gives you an intimate look at what your home may cost you in the future in maintenance and repair costs.


No home is perfect. Your inspection results give you a closer look at the real condition of your property. No one wants to spend hundreds of thousands of dollars on a home just to find that it has irreparable structural issues.

A home inspection includes information on nearly every part of a home, but in some cases, you may want separate inspections covering radon, pests, septic systems, water quality, mold, and foundation issues.


A few tips:


  • Choose a trusted home inspector

  • Elect an inspection contingency

  • Attend your home inspection and ask questions

  • Temper your expectations for a perfect inspection

  • Request documentation to prove completed repairs

  • Add specialty inspections if necessary


The home inspection can trigger a lot of emotions and delicate negotiations over a property’s flaws. After inspections have been completed, a buyer can request that the seller hire a contractor to fix it, ask for a credit (a reduction in the purchase price) toward fixing it themselves, or let it be.
