HOUSE HUNTING TIP: SPOT THE HIDDEN POTENTIAL & BUILD INSTANT EQUITY
Something I absolutely love when touring homes with my buyers is helping them to spot the hidden potential in a home. With everything we see on HGTV and Pinterest, it can sometimes be difficult for people to see past the bright yellow paint color, dated oak cabinets, and mauve carpet when looking at homes — dare I mention wallpaper and 90s borders?! However, you could be missing out if you're only looking at updated / move-in-ready homes. Not to mention, those are typically the houses that have the most interest; more competition means that you will most likely be paying more, and could sacrifice important features such as square footage, location, or yard size ... and you don't want to be "house poor" by overextending your monthly payment with the rise in rates. This is where I come in with the knowledge and resources to make improvements! I try to keep your top priorities in mind when we are looking at homes and work through what you may not love about a house, and how you can change it while staying within your budget. A fresh coat of paint, new lighting fixtures, updated flooring, and new hardware can make all of the difference, and completely transform a space — you may just need a little help & creativity to see it come to life. Don't completely disregard homes that may need a little TLC! You could be missing out on your very own "fixer-upper!"
