When it comes to buying a home, we all have certain expectations — especially with how it’s portrayed on TV. But let’s be real: the reality of home buying is often far more complex than a neatly wrapped 30-minute episode (spoiler alert: the market doesn’t work that way!).
Expectation: I’m going to find the perfect home
REALITY: There’s no such thing as the “perfect” home, not even if you build a new one. The perfect home might not exist, but the right home is out there—and it’s the one that fits your lifestyle, budget, and needs. It’s normal to have a wish list, but flexibility is key in today’s market. Focus on the essentials: location, layout, and potential.
Expectation: I’m going to find a home quickly
REALITY: While inventory has increased, demand is still high, and it might take longer than you expect to find “the one.”
Starting sooner rather than later gives you a huge advantage. Even if you’re not ready to buy right away, preparing now—like getting pre-approved, exploring neighborhoods, and clarifying your priorities—sets you up for success when the right home comes along.
Expectation: The sellers will fix everything I ask for on the home inspection
REALITY: Sellers aren’t obligated to fix everything, and negotiations typically focus on major issues that impact the safety or functionality of the home.
A home inspection is a great tool to identify potential concerns, but it’s important to approach repair requests with realistic expectations and prioritize what truly matters.
From the home search to the closing table, my goal is to guide you through the realities — not just the highlight reel. Buying a home is a big deal, and you deserve to feel confident every step of the way!
